Who doesn’t love a newly built condo - with its clean lines, abundant light, and exceptional views. But “builder white” can often feel impersonal and temporary. For this Williamsburg waterfront residence, a dramatic paint palette transformed a standard white interior into a sleek, highly individualized home inspired by the sophistication of 1980s New York.

The Challenge
The condo had the polished foundation of a new construction luxury apartment, but nearly every surface was white. The uniform palette made the rooms feel bright, yet it did little to express the client’s personality or distinguish one architectural plane from another.
As a busy entertainment industry executive, the client wanted a distinctive, design-forward home without having to manage every technical and aesthetic detail himself. Working from the LA design firm’s vision, our role was to execute a nuanced paint plan across multiple rooms, finishes, and architectural surfaces.
The central challenge was balance. The apartment needed more drama, but the darker palette could not compete with its defining feature: expansive waterfront and skyline views.
Our Approach
Rather than introducing bold color on a single accent wall, the design used contrast across the apartment’s major architectural elements.
Cream-colored walls retained the brightness of the original interior while adding warmth. Overhead, deep brown ceilings created a sense of containment and visual depth. Painting the ceilings also helped define the open-concept living and kitchen area without interrupting its flow.
We extended the darker palette into the master bedroom’s ceiling, and the kitchen by repainting the lower cabinets and island exterior to match the ceiling color. This created a visual connection between the upper and lower planes of the room while complementing the existing natural wood cabinetry and pale stone countertops.
The original metal-gray window frames were refinished in a deeper gray. This stronger outline turned each window into a frame for the East River and Manhattan skyline beyond.
The Transformation
The completed apartment feels confident, cinematic, and distinctly personal. What began as a pristine but anonymous white condo became a layered home with the atmosphere of a modern New York bachelor pad—sleek, sophisticated, and influenced by the bold interiors of the 1980s.

The project’s defining choice was replacing the standard flat-white ceiling with Sherwin-Williams Espresso Bean in an eggshell finish.
The eggshell sheen subtly reflects the apartment’s abundant daylight, giving the dark ceiling dimension without making it feel glossy or overstated. Recessed fixtures, linear vents, and track lighting recede into the deeper color, allowing the ceiling to read as one continuous architectural statement.
The result demonstrates that a dark ceiling does not necessarily make a bright room feel smaller. In a naturally illuminated high-rise apartment, it can create contrast, emphasize the architecture, and make the surrounding views feel even more vivid.
